Selling Your House Fast in New Jersey: Strategies that Work

If you’ve decided to sell your house in your beloved Garden State, you’ll likely have done your homework and will know that NJ is a very desirable state.

With its close proximity to New York, its impressive transport links, its highly rated schools, and its stable economy, New Jersey is a state proving very desirable for prospective buyers. Despite this, however, the NJ real estate market, and across much of the U.S, is not as strong and stable as it was pre-Covid. With inflation still higher than it should be, and with buyers still feeling the pinch from countless rate hikes implemented by the Fed in 2023, selling a property isn’t as simple as it once was.

If you’re looking to sell your house, and are looking for a quick sale, there are still things you can do to boost your chances of a quick sale.

From cosmetic repairs to standing your ground and not selling below market value, here are several tips to help you sell your New Jersey house fast.

Give the Interior and Exterior a Coat of Neutral Paint

Now, despite the fact that you may enjoy bright and vibrant colors in your home, if you want to maximize your chances of a quick sale, you’re going to have to paint over those bright and colorful interior and exterior walls with neutral colors.

Neutral colors such as white and cream are not only desirable, but they also serve as a blank canvas for prospective buyers. This means that, should they choose to, they can redecorate and paint the inside and outside whichever colors they like.

Go with bright and neutral colors, and try to utilize as much natural light as possible.

Don’t Forget Curb Appeal

Another useful tip when it comes to selling a NJ property quickly, is to put yourself into the shoes of potential buyers, and factor in curb appeal.

Look at your house from outside, and realistically, try to see it how others will see it. Is the garden overgrown? Does that rotten wooden porch need replacing? Does the house need a fresh coat of paint?

It may seem like a lot of work, but by sprucing up the exterior and giving your house curb appeal, you’re immediately increasing your chances of making a sale. As they say, ‘first impressions count’ especially in real estate.

Don’t Sell Below Market Value

One of the main reasons why properties sell below market value is due to sellers needing a fast sale. Before listing your house for sale, do your research, find out how much it’s worth, and don’t sell below market value.

On the flipside, if you do want a quick sale, you can’t afford to get greedy. Don’t chance your luck by listing the house for considerably more than its worth, because this will put buyers off.

Go ahead and speak to real estate experts and/or listing agents to determine the value of your house, and then list it accordingly.

De-Clutter and De-Personalize

Finally, when the time comes to sell your home, go ahead and de-clutter and de-personalize whenever possible.

Ideally, you want the house to have a warm and welcoming appearance, without feeling as if it belongs to somebody else. You want potential buyers to envision themselves living there, rather than as if they’re walking into somebody else’s home as guests.
